The European commercial real estate industry and its providers thrive as never before - due to the coworking concept's substantial global impact in particular.
Worldwide over the past three years, the number of coworking and flexible workspaces has more than doubled and is currently growing by more than 20% a year.
According to MatchOffice Industry Survey 2019, coworking´s explosive success is a highly powerful growth engine for the entire real estate industry and market.
The annual report, based on statistical reporting from 1,159 serviced offices in 51 countries, shows that the influx to serviced offices continues unabated and contributes to maintaining market optimism of the flexible office providers on top.
Clout of coworking
'The tremendous impact of coworking as well as these years' increasing interest in flexible offices also greatly benefits the rest of the commercial real estate industry and its many different actors,' MatchOffice CEO Jakob Dalhoff states.
'Our new Industry Survey 2019 documents that over 92% of our European respondents expect at least the same or even higher rental rates for this year. 12% even anticipates considerably more rentals for 2019.'

European serviced offices are maintaining the very high occupancy rates of recent years. Nearly a third of surveyed providers shows more than 90% occupancy, and another third of the respondents report over 80% occupancy.
Nine out of 10 services offices in Europe calculate with at least the same or even higher rental prices in 2019 compared to last year. Overall, 80% of the providers are reporting positive or very positive expectations for the current market and the year's outcome.
Profitable conversions
'The global breakthrough of coworking, as well as the increasing popularity of flex offices, have definitely revolutionized the real estate industry's traditional long-term leases.

New content
Splatfest
Two new modes for Splatfest battles, Normal and Pro, replaced the previous Solo and Team modes.
Splatfest Battle (Normal)
Normal mode can be played solo or as a team of up to four friends. Playing with fewer than four friends will add the appropriate number of other players to the team. Selecting 'Continue' or 'Change gear and continue!' allows players to continue onto the next battle with the same team.
Points for turf inked by individual players are added to the points earned by the team for winning a battle, resulting in a value known as 'clout' and the side with the most clout at the end of a Splatfest is the winner. Clout is not added for battles between the same side.
If a team is on a winning streak, the game will try to match them against other teams on a winning streak. When there are multiple teams with the same number of consecutive wins, teams will be matched with a team as close to their skill level as possible.
When weapons, gear, or general styles of four players in a team meet certain conditions, a nickname and a synergy bonus will be given to the team. For example, if the four weapons on a single team are Aerospray RG, Kensa Splat Dualies, Krak-On Splat Roller and Luna Blaster, the nickname would be 'The Baller Squad' since they all have the Baller as their special weapon. However, if the weapons are four Kensa Dynamo Rollers, they will be named 'The Kensa Dynamo Quartet' instead. At least two weapons would have to be different (for example, a Kensa Dynamo Roller, Kensa .52 Gal, and two Kensa Splattershot Pros) for a name based on the Booyah Bomb. A synergy bonus can reward more Splatfest points or clout for victories.
Splatfest Battle (Pro)
Pro mode is similar to the previously available Solo mode. Players battle solo, increase their Splatfest Power by winning and are matched against other players with a similar Splatfest Power. A Splatfest Top 100 list continues to be made available on SplatNet 2, ranking players with the highest Splatfest Power.
Players receive clout equal to the opposing team's approximate Splatfest Power. The side with the most clout when the Splatfest concludes wins. Clout is not added for battles between the same side.
Other changes
The final Splatfest results are decided based on three factors: votes, clout from Normal mode players, and clout from Pro mode players.
10× Battles and 100× Battles will now occur randomly, earning players on the winning team a boost of clout for their side. They occur for both Normal and Pro divisions. When a friend wins a 10× Battle, or if anyone wins a 100× Battle, that information will be displayed on the Lobby screen or the signboard in Inkopolis Square. The amount of Splatfest Power does not increase in these battles.
Continuing to earn experience even after a Splatfest Tee is at max level will earn players a random ability chunk each time they pass a certain point threshold.
Weapons
The first Kensa Collection, a line of weapons designed by Toni Kensa, was released with the update. The weapons became available an hour after the update.[2] It includes the Kensa Splattershot, Kensa Charger, Kensa Splatterscope, Kensa Splat Roller and Kensa Splat Dualies.

- Fixed an issue causing shots fired by the Inkjet not to explode when striking corners of the stage terrain at specific angles and in specific locations.
- Fixed an issue causing players using an Inkjet to be splatted after being returned to the spot they activated the special if they touched water just as the Inkjet's duration ran out.
- Fixed a rare issue that caused damage to be dealt to the player and not the armor if the player received damage just as they activated Ink Armor.
- Fixed an issue when aiming Tenta Missiles at midair targets or targets near a drop off that caused the hit markers to display mistakenly in the middle of the stage.

- You were playing with less than a full work crew
- A teammate other than you contributed an insignificant number of Golden Eggs in relation to the total collected by the team.
- The background music playing during a regular enemy wave will now change when players use a certain combination of supplied weapons.
- Players can now earn more than 99,999 Grizzco points during a single session of Salmon Run.
- It is now possible to set the Hazard Level to 200% right from the start when playing at The Shoal.
- Added two new weapons to choose from when playing at The Shoal.
- Fixed an issue causing a Maws not to attack even while directly below a player's feet.
- Made an issue causing a Maws to attack in midair when targeting a player that has just jumped off of a drop off less likely to occur.

Spectator Mode
- Player icons in the upper portion of the screen will now display the following information: combined total of splats and assists, number of specials used, and current special gauge amount.
- Pressing while spectating will toggle this display on and off.
- It is now possible to zoom further out on certain stages when using the top-down camera view than it was previously.
- Added an automatic spectator camera that will switch between the players it focuses on automatically.
- For details, press and review information related to controls after becoming the spectator but before confirming you are 'Ready.'
- Fixed an issue causing the animation shown in spectator mode to appear differently than on the player's screen when damaging the Rainmaker barrier with a Bubble Blower bubble or Ink Storm.
- Fixed an issue when spectating Clam Blitz causing the goal to disappear from the display depending on how the camera view was switched.
- Slightly extended the range of camera movement when spectating Blackbelly Skatepark making the goals in Clam Blitz matches easier to see.

- In one of the promotional pictures for the Kensa Splat Dualies, an Octoling boy is seen with no shoes on his feet. This led some players to believe that an option for the players to be barefoot would become available in Version 4.0.0, but nothing was added until the Friendship Bracelet gear item became available to obtained from Salmon Run, which allows the player to wear no shoes and instead wear the bracelet on their foot. The reason the Octoling boy was barefoot in the picture is likely because there are only three shoes produced by Toni Kensa, all of which are worn in the other three promotional pictures. Toni Kensa ads seen on Starfish Mainstage feature barefoot Inklings, supporting this theory.
